So youโre thinking about extending, it was once a seed that was planted in your head, which has now become an idea you want to run with. You want to make this a reality. However, youโve now started looking into costs of things, which yes, can be like opening up a can of worms.ย We canโt escape the fact some building materials have doubled, some even tripled. The hefty lead times for glass too canโt be ignored.
We all know there have been many factors over there last couple of years which have contributed towards raising build costs, Brexit,ย Covidย the war in Ukraine. All very unfortunate things, which we all now, as the consumer, bares the bunt of it.
Is this making you feel you want to abandon the project? Well please donโt be too disheartened, it shouldn’t, weโve got some helpful tips proven you can make headway, maybe taking a little longer than anticipated, but at least youโve some options. Tried & tested by our ever own clients.
1. Do the project in phases
If you weโre set to doย multiple types ofย renovations to the project,ย example; loft and sideย extension, but the contractor quotes have recently come in well over budget.ย Then look to do them in stages. Work out what takesย priority, is it the extra bedroom youโre planning on converting theย loft for?ย Or that extra bit of space in theย kitchen you desire?ย Weโve had some clients, carry out these types of projects over a couple of years.ย
2. External work tooย expensive to do now
That dream 5meter single storey extension is now just too expensive to build. Donโt be put off. Couple of options, wait until you have enough funds to cover the project, always remembering you will likely need some contingency. But opt for a smaller extension? Thereโs some really clever ways of space saving.
The use of pocket doors,ย collapsibleย tables, colours, lighting, creating a focalย point, evenย mirrors can create a sense of space.
3. Donโt underestimate wall removals
Yes, these are the more affordable ways of modernising your home, a simple wall removal, to create a more open plan environment, a much more affordable way of re-modernisation. *Remember always have this checked, in case itโs a load baring wall, never take a sledge hammer to it yourself!
